Help to Buy Scheme Expanded: More Australians Can Now Enter the Property Market

Buying your first home has become more achievable for thousands of Australians thanks to the Federal Government’s expanded Help to Buy Scheme.

From 1 July 2026, an additional 10,000 places became available for the 2026–27 financial year, while higher income thresholds now allow more buyers to qualify.

For many eligible Australians, the changes could reduce the size of both their deposit and home loan, making home ownership possible sooner than expected.


What Is the Help to Buy Scheme?

The Help to Buy Scheme is a shared equity initiative designed to help eligible Australians purchase a home with a smaller deposit and a smaller mortgage.

Under the scheme, the Australian Government contributes towards the purchase price in exchange for an ownership share of up to 40% for a new home or 30% for an existing home (subject to eligibility and program rules).

Because buyers borrow less, repayments may also be more manageable.


What’s Changed?

The latest expansion has opened the scheme to even more Australians.

Key changes include:

  • 10,000 additional places available for the 2026–27 financial year.
  • Taxable income limits increased to:
    • $103,000 for single applicants.
    • $165,000 for joint applicants and single parents.

These higher income thresholds mean many buyers who previously missed out may now be eligible.


Demand Continues to Grow

Since launching in December 2025, the Help to Buy Scheme has generated strong interest.

Between December 2025 and June 2026:

  • More than 7,200 applications were submitted.
  • The median deposit was approximately $30,000.
  • 86% of applicants were first home buyers.

These figures highlight the growing demand for government initiatives that help Australians enter the property market sooner.
